Reinsured Captive Cell

Beagle’s reinsured captive cell structure is a financial arrangement that allows property managers to participate in insurance program profits without taking on balance sheet risk. You can think of a captive cell as a mini insurance company.

How it Works:

  • Beagle creates a dedicated captive cell for you.
  • All premiums collected from your tenants are placed into the captive cell.
  • These funds are used to pay for any claims related to the properties you own.
  • Any remaining money is returned to you as dividends.
  • Risk Isolation: Each cell is independent. A client’s claims or financial performance do not impact other cells.
  • No Balance Sheet Risk: Clients are only responsible for the premiums collected in their cell, with no additional
    financial exposure.
  • Reinsurance Support: We back each cell with reinsurance to add an extra layer of stability and protection.

Protection

Tenant Legal Liability Waiver

  • Protects against tenant-caused damages to the
    property without needing tenant to purchase
    3rd party insurance.
  • $100k liability reimbursement and choice of $5k, $10k or $20k of reimbursement for resident belongings.
  • Tenant pays a monthly fee.
Protection

Security Deposit Discount or Waiver

  • Allows tenants to pay a monthly fee in
    exchange for $500 or $1000 off their security
    deposit, or to fully waive the deposit
  • You remain insured for the amount of the
    discount/waiver
  • Claims are paid out quickly once filed and
    verified.

  • Reimbursement includes up to $1,500 for property
    damage and $10,000 for bodily injury caused by

Insurance Audits

Insurance Audits are a core part of our insurance program, which help us ensure 100% of your rental units are covered against tenant-caused damages.

We accomplish this in a number of ways:

  • Watertight lease addenda that allow us to auto-enroll any tenants who come out of compliance
  • AI-powered insurance verification and constant real-time monitoring of policy statuses
  • Proactive compliance notices to ensure all existing tenants have policies in place
Typically, our new property management clients find that somewhere between 10% to 50+% of their tenants are out of compliance and do not have an active, valid renters insurance policy. As part of onboarding, we will contact every tenant and verify if their existing policy is compliant, meaning that it meets your minimum coverage requirements and lists you as an interested party.
For any tenants who do not meet this requirement, assuming their lease agreement includes the requirement they maintain acceptable renters insurance, we will auto-enroll them in our program, helping you quickly reach 100% compliance across your portfolio.

Integration to your PMS accounts is simple and takes only a few minutes. We will meet briefly with someone on your team to create a user for Beagle with accounting permissions, add General Ledger (GL) codes corresponding to each product you offer, and add the Beagle lease addendum to your lease.

Ongoing Support

Program Management and Compliance

Beagle handles all aspects of program administration, including policy and claims management, regulatory filings, tax reporting, underwriting, risk analysis, financial statements, and compliance. The chosen domiciles are selected for their regulatory and compliance strength, ensuring U.S. regulatory compliance. All premium rates are actuarially determined and filed in accordance with each state’s regulatory compliance requirements, safeguarding solvency and profitability for both the insurance and reinsurance companies.

Tenant Legal Liability Claims are adjudicated by Ryze, the same third-party administrator (TPA) currently used by most large insurance carriers.

  • Property owners and tenants will submit claims via Beagle’s claims portal. Property owners can submit claims to us for tenant-caused property damage.
  • Tenants can submit claims to us for personal property losses related to covered perils.

Security Deposit Discount and Pet Damage claims are handled internally by our claims administration team. For SDD and PD claims, property managers can directly file using our easy to use online portal.
